Management

Pentagon Homes & Mortgages Ltd provides a property management service to owners wishing to let out their property.

The Standard Management Service includes:

Marketing – Advice on the potential rental income from the property, and marketing it at around this level.

Finding tenants – we carry out reference check on all our prospective tenants. Once satisfactory tenants are found for your property, we will prepare the tenancy agreement for them to move in. 

Deposit and rent – Collect the deposit from the tenants and handle this deposit under a government approved deposit protection scheme until the end of the tenancy. At the end of the tenancy the property and contents will be checked for unfair wear and tear. We will then handle any termination issues with the tenant and the tenancy deposit scheme provide.
Collecting the rent monthly and paying over to the Landlord monthly (normally sent within 15 days of collection) less any fees or expenses due or incurred for the period. Payments will be made by direct bank transfer and a detailed rent statement will be forwarded to the Landlord.

Arranging for Services - Arranging with service companies (principally electricity gas & water) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy.

Inspections and maintenance - Regular inspections of the Property are carried out on a quarterly basis. If necessary, we will co-ordinate repairs or maintenance including arranging for tradesmen to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from rents received (maximum total cost of repair or maintenance - £500).

End of tenancy / renewals - Carrying out a full property inspection and inventory check at the end of the tenancy and, if necessary, preparing and agreeing a schedule of costs relating to any damage or unfair wear and tear prior to releasing the deposit.
